Problem

Chimney crown was severely deteriorated with large spalled and missing sections of concrete, visible cracks and separation at the crown edge, and rubble present on the roof below. Inside the flue there were heavy, tarry and flaky creosote deposits with loose ash and granular buildup partially obstructing the passage and showing surface corrosion, creating a clear fire/venting hazard. Temporary flashing/patch material and prior repairs were noted, and caps were not providing adequate protection.

Solution

Removed loose crown material and debris, prepped the crown perimeter, and applied a smooth cement parge coat to form a new poured crown, repairing cracks and stabilizing the crown edge. Repaired and re-sealed the step flashing and roof seals where needed and documented recommended replacement of the factory cap (cap was removed during work). Performed a mechanical flue cleaning with rotary brush and vacuum to remove tarry creosote and ash, inspected the corrugated liner and secured the inlet edge.

New smooth parge crown installed and flashing resealed to prevent further water intrusion; chimney crown is now structurally stabilized. Flue was cleaned and inspected, reducing the immediate fire/venting hazard; recommended installation of a proper flue cap and a follow-up Level II inspection for ongoing safety.
